What is a Warranty Deed?
A warranty deed is a type of deed where the grantor (Seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (Purchaser).
What is the property zoned?
All properties owned by Eagle Ridge Land Sales will allow zoned residential, exceptions will always be noted.
Are there time limitations to build?
Unless specified in our listing, there are no time limits in which an owner must build on the property.
Will I meet with an agent to preview the property?
We do not offer this service. Always get maps and other listing information before going to the lands. Ask for any additional information before leaving. It’s extremely difficult to relay information once you have left.
Is the property staked or surveyed?
All our properties have either been surveyed recently or in the past. There should be a plat map recorded with the county, unless recently done and records have not been updated. Sometimes with under growth, the corners can be hard to see.
Should buyers personally inspect property before making a purchase?
Yes, we highly recommend every buyer inspect each property and perform all their due diligence before entering into a contract.
How can buyers find out more information about the lots they wish to purchase?
We always encourage buyers to call the county or state agency in which the property is located.
Who qualifies for financing?
Everyone! We don’t do credit checks.
What is due diligence?
Due diligence is the research you, as the purchaser, are urged to complete prior to entering into a Land Contract. This includes questions to the county, or to Eagle Ridge Land Sales, or visiting the land in person. We strongly encourage you to feel satisfied about your knowledge of the property PRIOR to buying
When do I receive the deed to my property?
After your last payment, the deed will be sent to the county to be recorded in your name. The county will mail you back a recorded copy. Normally takes a few weeks to process.
Can I use the property while I am making payments?
Yes, beginning the very day you sign the purchase contract and make your down payment. The land is yours to use and enjoy, start dreaming and building.
